BOSTON (CBS) – Two reports Tuesday indicate April single-family sales were up as much as 22% compared to the same month a year ago.

Tim Warren at The Warren Group says the recovery is well underway. He says Massachusetts has seen positive year-over-year comparisons in single-family home sales in 9 out of the last 10 months. Warren says this shows sustained interest in purchasing a home.

Analysts seem to agree that the mixture of low mortgage rates, an improving job market and the prospect of rising prices in the months ahead are motivating more buyers.

The median sales price in Massachusetts was up just 1% in April, to $275,000.
